Southampton's only priced deed filings this period all list a lender as buyer
Hampshire County recorded 11 Southampton property transactions from Aug. 28 to Sept. 26, but only three carry a sale price so far: $20,000, $56,850 and $515,000, a $56,850 median. The month's top transaction was 6 Gil Farm Road at $515,000. Notably, all three priced deeds list a bank or mortgage company as the buyer rather than an individual, and four of the remaining entries are homestead declarations, not sales. With eight prices still pending and no individual-to-individual sale priced yet, this period's data cannot support a read on typical resale values in town.
